Dubai vs Global Property Markets
Same Capital. Compare the Outcome.

Why this comparison matters
Property return is more than rental yield. A property can rise in local-currency value and still produce a weaker international investment outcome after transaction costs, ownership expenses, taxation and currency movement.
This comparison brings the major drivers together so you can evaluate the investment as a complete wealth decision — not only by headline rent or appreciation.

Why Global Investors Compare Dubai
Structural characteristics that can materially influence an international investor’s long-term wealth outcome.
Income Potential
The calculator models an 8.0% gross benchmark less a 1.0% standard operating allowance = 7.0% modeled net, based on selected mainstream Dubai investment communities rather than trophy/luxury areas — not a Dubai citywide average.
USD-Linked Currency
The UAE dirham operates under a fixed exchange-rate regime against the US dollar. This can materially change the hard-currency comparison versus markets whose currencies have historically weakened against AED/USD.
Personal Real-Estate Tax Environment
For a natural person, UAE real-estate investment income is not treated as a business activity for Corporate Tax under the FTA framework. The investor’s own tax residence may still create obligations outside the UAE.
Transparent Registration
Dubai Land Department operates title registration and defined transaction fees, with the sale registration fee at 4%.
Off-Plan Escrow Framework
Dubai regulates project escrow accounts for off-plan buyer funds.
Global Investor Access
Foreign ownership is available in designated freehold areas, subject to the property/title and current rules.
Verified in this calculator Dubai’s selected 8.0% gross rental benchmark is higher than all 16 comparison-market gross-yield benchmarks, and Dubai’s 6.0% appreciation planning benchmark is higher than all 16 frozen comparison-market appreciation assumptions used here. These are calculator-benchmark comparisons — not claims of the highest yield or appreciation in every city globally, and the Dubai benchmark deliberately avoids the highest-performing individual communities.
A simple, transparent acquisition structure
Dubai does not impose the large foreign-buyer residential surcharges found in several selected international markets. Your live comparison shows the actual modeled acquisition burden for the market you choose.

A highly favourable UAE-level tax environment for personal residential investment
Rental Income
For qualifying natural-person personal Real Estate Investment Income, the approved model uses a UAE-level rental-income tax of 0%.
Residential VAT
Residential rent is generally VAT-exempt under the applicable UAE VAT framework.
Capital Gains
The approved model applies no separate UAE personal capital-gains tax on qualifying personal residential Real Estate Investment.
Annual Property Tax
Dubai does not impose the same recurring annual property tax found in many comparison markets. Building / community service charges still apply.
Property growth is not the same as wealth growth
A property can appreciate in local currency while producing a weaker international wealth outcome after currency movement, taxation and costs.
The dirham operates under a USD-linked fixed exchange-rate framework; several comparison currencies have weakened against AED/USD over the historical reference periods. Your live result separates local property appreciation from FX movement vs AED, taxes & costs and the final AED-equivalent outcome, using the market’s actual 5-year and 10-year FX history.
How Dubai protects property investors
These are process and regulatory mechanisms — not a guarantee of investment return.
- 1DLD Title Registration
Ownership and transfers are formally registered through the Dubai Land Department, producing a recorded title.
- 2Off-Plan Project Registration
Regulated off-plan projects must follow the applicable DLD / RERA registration framework before sale.
- 3Project Escrow Accounts
Off-plan buyer and project funds are handled through project-specific escrow accounts with controlled release.
- 4Construction / Progress Oversight
Progress and financial controls govern how funds are released against construction milestones.
- 5International Ownership Access
Designated freehold areas provide a defined ownership framework for international investors.
A regulated market does not mean a risk-free investment
Property selection still matters. Entry price, developer quality, supply, service charges, rental demand, financing, holding period and exit strategy can materially change the final outcome. Dubai’s regulatory framework reduces certain structural risks — it does not remove investment risk.

Want to Apply This Comparison to a Real Dubai Investment?
The calculator compares market benchmarks. A real investment decision still depends on the specific property, entry price, rent, service charges, supply, financing, holding period and exit. I can help you test those factors against actual Dubai opportunities before you decide.
Every comparison shows its representative benchmark market, sources, data dates and any assumption you changed inside the on-screen Data & Methodology panel. Benchmarks are planning assumptions based on cited evidence, not forecasts or guarantees.
