Ready & Resale

Do Not Search Listings One by One. Give Me the Requirement.

A ready-property search should not mean contacting broker after broker and comparing every listing yourself. Define the requirement first — then I search the wider market, weigh the evidence and build a qualified shortlist.

A completed Dubai residential community — the ready and resale market

Requirement first, not listing first

The requirement leads the search — the available stock does not lead the advice.

Most ready-property searches start with whatever a broker happens to be holding. I start with what you actually need — objective, budget, location, layout and timeline — and then search the market against that brief. Available listings become one input into the decision, never the whole strategy.

A requirement-first search — from brief to exit

One structured sequence, run against the whole relevant market — instead of a listing-by-listing hunt that starts and ends with whatever is currently advertised.

How the wider market is reached

A qualified shortlist depends on searching beyond a single company’s stock. Several channels are combined and cross-checked against the requirement.

  • Property Owners Network

Direct, relationship-based owner access where it exists — reaching stock that may never appear on a portal.

  • Secondary Broker Network

Co-broker collaboration that widens the search well beyond any one company’s inventory.

  • Community-Level Coverage

The relevant buildings, clusters and communities are searched to the mandate — not one tower at a time.

  • Portal & Listing Intelligence

Publicly advertised stock is treated as one input into the picture, never as the whole strategy.

  • Transaction Intelligence

Registered transaction evidence is used to confirm what the market is actually paying.

The intelligence behind a shortlist

A property is not judged on its photos and asking price. Four layers of evidence sit behind every unit I recommend.

  • Building intelligence

Age, maintenance, service charges, build quality, unit mix, resident and tenant profile, and future supply.

  • Unit intelligence

Size, layout, floor, view, condition, upgrades, tenancy or vacancy, unit position and comparable units.

  • Pricing intelligence

Current asking price, price per sqft, recent transactions, the building’s transaction range and competing listings.

  • Rental & exit intelligence

Achievable rent, tenant demand, net yield, holding cost, liquidity, future supply and the likely exit buyer.

Asking price is a starting point — the evidence sets the strategy

What a unit is listed at, what comparable units have actually transacted at, and how that gap is used to build the entry, negotiation and exit position.

From listed price to a defensible entry and exit
DimensionListed / asking marketRegistered / transacted evidenceHow it shapes entry, negotiation & exit
Current asking priceThe price the seller or listing currently advertises.Compared against what comparable units actually sold for.Sets the opening position and the true size of the negotiation gap.
Price per sqftAdvertised PSF across the competing listings. The registered PSF range for the building and community.Shows whether the unit is priced at a premium or a discount.
Building transaction rangeWhere current listings sit within the stack. The registered high–low band the building has traded in.Anchors a defensible offer and a realistic ceiling.
Rental evidenceAdvertised rents for similar units.Achievable rent, tenant demand and net yield.Tests income, holding cost and the investor case.
Competing supply & liquidityLive competing listings on the market today. How the asset type has actually traded and absorbed.Frames timing, patience and the likely exit buyer.
Entry & exit positionWhat the market is asking right now. What the evidence supports paying.Defines the entry strategy and, from day one, the exit strategy.

The same ready property — judged two different ways

Immediate use or income is only an advantage if the underlying economics are sound. Asking price is a starting point — not market value.

Buying to earn

The investor lens

  • Achievable rent, vacancy and tenant demand
  • Service charges, maintenance and management
  • Net operating income and net yield — not headline gross rent
  • Financing, appreciation assumptions and holding period
  • Liquidity and the realistic exit
Buying to live

The homeowner lens

  • Lifestyle, family and commute; schools where relevant
  • Privacy, layout and condition
  • Ownership cost and holding period
  • Flexibility and future resale
  • Buy with emotion — decide with information

When ready may not fit — and off-plan deserves a look

Ready is a route, not a default. A full-cash ready purchase removes financing dependency, but it never removes overpayment, weak selection, high holding cost or a poor exit.

  • No immediate need

There is no requirement to occupy or earn now, and committing the capital now is undesirable.

  • A stronger future case exists

An off-plan alternative has a superior, evidence-supported entry or capital-timing case — or the ready alternative is materially overpriced.

  • Weak building economics

Service charges, condition, unplanned capex or building performance undermine the numbers.

What begins after the Property Mandate

The strategy and the requirement come first. Active outreach and shortlisting begin only once the strategy is agreed and the Property Mandate is appointed.

  • Owner & broker outreach

Active approach to owners and co-brokers against the agreed requirement.

  • Shortlist & property reports

A qualified shortlist with the intelligence behind each unit set out in writing.

  • Viewings & negotiation

Coordinated viewings and an evidence-led negotiation on the entry price.

  • Documentation & transfer

Contracts, mortgage coordination where relevant, and the transfer managed through to completion.

  • Ownership support

The relationship continues into ownership — the decision does not end at handover.

  • Exit planning

The eventual hold, rent, upgrade, sell or reinvest decision is considered from the start.
